VICTORIAN HOME IN INNER MISSION

I’m pleased to announce another “Just Sold” property in San Francisco! I represented the buyer of 848-848A Potrero Avenue, a beautiful Victorian duplex in the vibrant neighborhood of the Inner Mission. This property has been amazingly maintained and was in excellent condition for being constructed prior to 1900. Wonderful period details have been tastefully combined with modern updates. Both units are large one bedrooms, with the upper unit being especially attractive due to the beautiful remodeled kitchen/family room with views of Twin Peaks. There is a one car garage, a large rear deck and a landscaped backyard complete with a huge mature redwood tree.



This deal was a little challenging due to the “unknown” status that the City had assigned to the property. It is obviously a duplex, with two entrances, two electric meters, two water heaters, etc. however the permit dated 1952 to create the duplex had never been given a “final” approval and the city departments had no records of any work done (it seems they had lost the file). The buyer’s lender involved with the purchase wasn’t going to approve the loan due to the ambiguous use status, so I set out on a mission to try to resolve it. It took a little investigatory work, a few visits to the building and planning departments and the assessor’s office, but after a well-timed discussion with a super-helpful City building department director we were given an official “two family” status. The lender was happy, the buyer was happy and we could go forward with the deal!

The buyer plans to owner occupy the upper unit and the monthly rental income from the lower unit helps to keep his payments manageable. I wish him many happy years in his beautiful new home!
