I’m pleased to announce another closed sale in Marin County!

I represented the buyer of a wonderful property in Mill Valley. Located up on the very top of Smith Road, this 5 bedroom main house has amazing views of Richardson Bay. Plus there is a legal 2nd unit one bedroom in-law cottage, also with the same amazing views. Yes, the property definitely needs some work, but my client was able to purchase this duplex property for a super low price – only $650,000. Comparable sales in the neighborhood are much higher. This was an interesting and fun deal for a few reasons, but mostly because it “came back” to us…



My buyer client and I first viewed the property many months ago before it was even on the market, after we learned from a neighbor that it was going to be a REO listing (bank-owned). We were very excited and contacted the seller’s lender about purchasing the property but were unable to make any progress. Finally when the property did “officially” come on the market, we immediately submitted an offer, only to find that despite being on the MLS for only one day, there were multiple buyers. Unfortunately, after a very intense round of bidding, we didn’t win the property and we were VERY disappointed. We continued to look at other listings, but kept coming back to discussing 808 Smith. It was apparent that no other property we viewed suited my clients’ needs quite as well and we lamented not getting our offer accepted.



A few weeks later, I was super excited when the listing agent contacted me to say that the primary buyer for 808 Smith Road had backed out of the deal and the bidding process was going to be “re-opened.” My client immediately submitted an excellent offer with a quick close – 10 days – and once again, we were bidding against at least one other buyer – but this time, we won. After a whirl-wind week of inspections, we happily closed escrow as planned.



This was an exciting & fast transaction. The fact that we were able to get a second chance to purchase the property was an amazing stroke of luck. Persistence pays off!



The buyer, Holly A. Kopman, is a local interior designer who plans on doing a complete remodel, including creating a wall of windows at the front of the house to take advantage of the amazing Bay views. I’m sure it will be gorgeous when she’s finished with it, and I can’t wait to see the results.
