We were the first people to take a look; it was perfect for him, and we made an offer that same afternoon.  Our aggressiveness paid off and the seller accepted our fast offer!  Yes, we had to bid over the asking price to get the seller to take the property off the market.  Our appraisal came in at the contract price of $440,000.  If you take a look at other comparable sales in this building, it’s easy to see that even with bidding over the asking, my buyer got a great deal on this stylish unit.
